The community of Camp Nelson is located 45 minutes east of Porterville, California on Highway 190, in eastern Tulare County.  The community was established in 1886 and has operated continually since that time as a destination resort.  It is now incorporated into the new Giant Sequoia National Monument and will benefit from federal promotional budgets.
    Camp Nelson and adjacent villages have 1,723 parcels of land, 900+ homes and 300+ permanent residents.  500 of those homes and 180 residents are in Camp Nelson itself.  At any given time, the population may be 3 - 5,000 because of vacation home and campground use.  There are four local campgrounds.  The area's aesthetics and enormous and popular trail system keep campgrounds well used in summer months.
    A major attraction is that there can never be any more development, thus creating exclusivity.  This may soon result in an increase in real estate prices.
The elevation is about 4,800 feet, where snow is frequent in winter months.  All roads are well maintained year-round.  Temperatures range from sub-freezing days in winter to mid-80's in summer.  Temperatures seldom exceed 90 degrees (F) and seldom drop below 20 degrees.
    Area activities include: hiking, backpacking, hunting, fishing, horse packing, cross-country skiing and snowmobiling.
    Water is provided by regulated private utilities; power is by Southern California Edison; telephone by Pacific Bell; gas is propane, and there's cable TV, too.
    The paved roads are kept open year-round by state, county or private snow removal entities.  The Camp Nelson Volunteer Fire Department, the California Division of Forestry and the U.S. Forest Service provide fire protection.  Camp Nelson has a low insurance hazard rating (ISO rating is 6), making rates comfortably low for a forested area.  Emergency medical care is available from two locally housed ambulances manned by trained EMT's.  There is a resident Tulare County sheriff's deputy and a California Highway Patrol officer.

SEQUOIA NATIONAL FOREST

    The larger southern tract of GIANT SEQUOIA NATIONAL MONUMENT is located within the SEQUOIA NATIONAL FOREST in South-central CaliforniaGateways are Highway 190 out of Springville or County Rd M-56 by California Hot Springs.  (Springville/Hot Springs 559-539-2607); or Hwy 178 out of Bakersfield, (661-391-6088).  The outer boundaries of the area encompass approximately 327,769 acres of federal land managed by the US Forest Service.
    The Monument is named for the Giant Sequoia, the world's largest tree.  Sequoias can tower over 270 feet high and reach diameters of 30 feet or more.  The landscape is as spectacular as its 38 groves of these 'Big Trees'!  Elevation climbs from around 2,500-9,700' over a distance of only a few miles, capturing an extraordinary array of habitats  within a relatively small area. Majestic granite monoliths, glacier-torn canyons, roaring whitewater and lush meadows await your discovery--a short drive above the Valley floor.
    If the land could speak, it would tell a history of Native American villages, settlers' cabins, mining towns, cattle ranches, gold prospecting, lumber camps, redwood logging, early resorts, mineral springs and more!
    The Monument contains hundreds of miles of roads and trails that provide access, including state highways and county maintained roads.  Currently, federal lands in the area are managed for a large number of values including recreation, forest health, fire and fuels management, livestock grazing, hydropower development and special uses.
    Uses include, but are not limited to personal use fuel wood collection, other miscellaneous forest products including cone/seed collection, commercial river rafting, campground concessions, four recreation residence tracts within grove boundaries, outfitter guide pack stations, organization camps, apiary sites, electronic sites, municipal water supplies, and other permitted activities.


Mountain Real Estate has several overnight rentals at Pierpoint and Camp Nelson
available at a rate of $85 to $150 per night.  These homes are completely equipped with all items necessary to run a home, except linens.  They sleep from 4 to 14 persons.  Many have extras, like washer/dryer, dishwasher, microwave.  Most have fireplaces.  All have conventional heating systems.
